You got over $100,00 sitting in your bank account, I would guess you are not too stupid.WaMu officials claimed that's what happened - people w over $100,000 moved their money out. The IndyMac bust was not exactly show seamless coverage when the FDIC took it over. Once IndyMac went bust and those scenes were on the TV, of the long lines and cops roughing up people, I guess any hint of trouble scared people away from the other banks.

I dont think I can call this market as competitive for banks. The reason why so many people pull out of WAMU even if they were under the FDIC limits was because of public fear. We fear what we dont understand and a lot of people dont understand what FDIC insured means. Therefore people feared that they would loose all their money even if they were under the FDIC limits.

I think the banks would be forced to absorb all or most of the cost as an expense. In a competitive environment,they could not charge fees directly or give a lower interest rates. But if WAMU could have told their depositors that "your accounts are secure, we have bought additional FDIC insurance,in excess of $100,000, you can hold $500,000 FDIC protected at our bank,they would have done so to keep their depositors. Banks don't have the option now. They are locked in to the $100,000 amount.

If the FDIC was to insure more than $100K, banks would have to pay a higher fee for it. Banks would then turn around and pass on the expenses on to the consumer. It would also mean that the FDIC would have to put up more money if a bank failed and there was no other institution willing to buy it. If anyone has more than $100K, you have the option to deposit money up to the insurance amount in different banks/accts in order to be protected.

Most medium size business need more than $100,000 to meet monthly payrolls and purchase agreements. They need to increase the FDIC amount from $100,000. $100,000 is way too low, and will cause more bank runs like at WAMU.

Although it's true that GWB passed HR3648 to reduce tax consequences in a forgiven mortgage debt, this new law is not inclusive. It has various exclusions. However, this law will definitely help reduce the tax consequences for many. My video explaining about HR3648 is titled "New Tax Rules for ShortSales". This just so important. Usery is a crime that can only be committed by the one lending. The borrower may not be wise, but usery is a moral issue in many societies and the Bible for all the Christians out there. The Bankruptcy laws changed what was affordable for people with credit cards who had what the could afford before changes were made in how payments are handled with interest & plus prime insted of a set amount like 2% of the total debt. They can change the rules to ruin a budget.

Adams County Colorado has a high rate of forclosures with bankruptcy and some of those homes are one to three bedrooms. One or tow bedroom houses are bought with these flexible rate mortages because that is all some can be approved for, so they do not have to be rich to get the loan, but they need to be rich to keep it.

Gold moves counter to the market. i.e. as the market goes down, gold goes up. Since the market has done nothing but go down in recent time(at least the past 8 years), gold has sored. I like gold as a hedge agains the market down turns. I guess you're not one of those people who has made a lot of money in real estate. I just bought a house and all I know is that I get thousands more back in taxes at year end and I am building nice equity.

Dow Jones hasn't reflected the true market since the early 70s. Learn about a real index like the S & P 500. No index has yet reached 2000 levels. I've had a few 401k since 1995 and I've never regained principle. So if you can make money in the market, then let me know how. Which stocks? Otherwise, keep you 30 year old information to yourself. I like Suzi, I just think she's wrong on diversification and the housing market. Buy Gold and as much real estate as possible because those are the best long term investments. Stock haven't yeilded any returns over the past 10 years, especially that diversitfied garbage they offer in 401Ks. If you have to buy stocks, pick them based on how good the company is in their sector and how good their financial statements are, especially cash flow.

Not even Susy knows when the RE market will recover. But what few people know is that real investors are jumping into the market to buy low and hold for future profit long term. They are not inexperienced speculators buying the "real estate foreclosure programs" from those informercials we see on TV. Real estate investors almost always go in the opposite direction the general public goes and that is how investors make their money. They dont buy books or CD from TV they study and learn!

So apparently doing mortgages makes you an economists or a "future teller" and you can see what is going to happen in the future. Economist make their predictions based on pas and present information of what is happening in the markets and the economy. They can only make predictions. See... if you put your money in a checking account at 0%... that makes you $0. If you put your income into your debt, that SAVES you money by reducing interest. Simple and smart concept.

I'm was not talking about borrowing to pay bills. I was explaining how you can SAVE INTEREST on a HELOC that has a balance on it. If you deposit your paycheck into your HELOC (or even a credit card), and you save (for instance) $10 in interest because that money is sitting in there for a couple of weeks.... that $10 now pays down principle. As long as you are sticking to your BUDGET... treating any revolving debt this way will pay it off faster and save interest.

And MiCasa - I think you thought I was talking about a 1st position HELOC. Those CAN be dangerous if someone does not use them properly because you are refinancing your home into a variable mortgage tied to LIBOR. However I was not talking about that at all. If you want to accelerate your mortgage... look at United First Financial. This is a DIFFERENT concept where your have financial software to keep you on track and prevent you from mismanaging it. Works great for the right people.

Anyone who is financially savvy enough to understand the concept of canceling interest by treating the HELOC like a checking account is unlikely to be irresponsible with it. Saving money is never dumb either. However leaving money sitting in a checking account and letting the bank make money from it, when you could be using that stagnant money to save interest. That would be dumb.

While it is true that Mortgage accelerator programs like the one you describe here do work, in real life they only work for very few people that meet certain criterias. If anybody with a house actually used these mortgage accelerator, we would have tripple number of foreclosures now. The mortgage accelerators, just like the Option Arms are very dangerous financial tools that if you dont know how to use them, you will end up in BIG TROUBLE.

I can't believe that Suze does not even mention that you can cash-flow though the Equity LINE to reduce the amount of interest you pay.... which you cannot on a loan. Meaning this... you deposit your entire income into the HELOC and pay your bills out of it... like a checking account. Interest is reduced, often by half. Also with a LINE you only take out money as you need it... meaning also less interest paid. This makes a LINE cheaper than a loan in most cases, no matter the interest rate.
