The whole point is that the "equity" is no longer existing when house values are driven down below the financed price by foreclosures in the neighborhood. so, if you bought a home without overstretching and you didn't have a quick turn-around scheme, you can't really be "trapped", right? Especially with all the equity you've built with 7 years of payments. You could *maybe* claim you're trapped if you want to move up to a better house soon - but in that case, you can sell cheap and buy cheap, and it's a wash... unless, of course, you did use a home equity loan to buy Hitler's Camaro SS :). happy new year!

We are seeing houses sell in our neighborhoods for less than what they sold for 7 years ago. The entire worth is now being driven by the huge foreclosure market. We did nothing wrong buying at current market value 7 years ago and afforded out mortgage easily until the entire economy has started to collapse because of these greedy banker's schemes.

Funny it is, but only part of the story. Now there are people in homes who did not have a quick turn-around "scheme" or people like myself who did not buy what they could not afford but are now trapped in homes they cannot sell for any reason. We are people who have small businesses that are now failing or have been laid off due to the terrible economy, and we can no longer afford or can barely afford our mortgages.

Well, to be accurate, they have the influence of some Emo band's, like say FOB. But, its kinda like getting your information from a filter, some things are going to get blocked. Its a sound thats informed by the later developments of Emo, so it isn't pure "emo". That, coupled with the pop hooks, makes for the genre that todays scene is "emo-pop". Finally, [here is where it gets confusing], since emo came out of hardcore, some post-hardcore bands, COULD be called emo...See how hard it is?

People say they hate emo because the emo of today is a bastardization of the real emo, and bands that aren't emo are being lumped together with emo bands because they are alternative rock musicians who broke thru during the rise of emo. I agree with you about Fall Out Boy and MCR not emo, but I don't agree when you say MCR isn't artistic. They have very amazing music that is incredibly unique, but as for Fall Out Boy, they probably aren't artistic. They're just a pop band.

I see what you mean. I know someone who suggested Jimmy Eat World and radio hosts caused bands like MCR to be considered emo. Jimmy Eat World has been called a post-emo band by some. Plus, post-emo and powerpop sound very similar. Radio hosts dropped the "post" and referred to Jimmy Eat World as an emo band. Add how many people believe emo stands for emotional and eventually you have bands like MCR and TBS being called emo.

Pretty good stuff but like most economists and commentators he fails to mention that the housing bubble is really a land price bubble not a house bubble. Houses/improvements to land do not appreciate but land value does. This is due to the fact that the improvements can be increased indefinitely while the supply of land is relatively fixed. When "housing" prices fall it is speculative land prices that fall. Modern economists refuse to treat land separately from capital. Why is that?

This is exactly what I have been predicting! How can a 3 bed 2 bath home in So. Cal that was worth $250,000 in 1996 be worth $900,000 in 2006?? It just doesnt add up! look they will not rise for three years..people have to rebuild trust that fuel charges will go down and stay and jobs need to rebound ..one good thing is gas will be about a $1.39 a gallon when fuel was up to 3.29 i predicted it would be at a $1.85 by summer and now in my town its $1.83 so its even quicker than expected..everything will continue to drop for the next three years or untill the job market picks up and stays steady for 16months.

Not to say we will be immune but a few differences: Less than 1/2 the per capita national debt and ours is dropping. Appreciating currency and 1/2 the inflation. A much smaller service sector a much larger resource sector. As other currencies jump in value and the US dollar drops they will still need the uranium, oil, copper, nickel, gold, diamonds etc etc that we produce in spades. Also our banks are tighter and house prices didn't jump as much as in the US.

"Emo" refers to a somewhat "arty" branch of Hardcore Punk, which, instead of following the trad. Hardcore rule "faster!" they instead wanted to express themselves in a more "emotional" [hence the name] way. Usually, Emo has Hardcore elements, but instead of rants about the gov. they use "expressive vocals". How, what SDRE did was take Fugazi's emo, and added the grunge influence and crooned vocals. Actually, SDRE was a quirk in Emo, as they also added "slow" moments to their song strucutres.
