Very good. We believe many MANY banks do NOT work with homeowners because it is simply NOT in their best interest. These days anytime you have a bank, you usually have an insurance company right next to it. There is a reason WHY banks take back properties and then sell them to OTHER PEOPLE for as much as 40% LESS than what was owed by the mortgage holder in trouble... when, they could have just knocked 25% off the homeowners loan and avoided taking hte house back. If you took over someone's loan you could still turn around and sell the house the next day. It's just one way to finance the property. However, I wouldn't say that "most" banks give you that option... that sounds like something you would do pre-foreclosure, where all parties agree to it. After the house becomes banked owned, the previous owner and their looan is out of the picture. After foreclosure, I think typically banks want you to come up with your own financing/pay cash.

"Real estate never goes down" is a lie but the words themselves make it a double lie because they obscure what is really going on. Real estate is improvements and land. Improvements, i.e. houses, don't go up in value because they depreciate and their supply is constantly increased by builders keeping cost/price stable. It is land value that goes up because its supply is fixed. It is land value that is bid up sky high and comes down in periodic "real estate" booms and busts in an 18 year cycle.

Just something to think about when making an "investment" in real estate. You get a better deal if you put your money in a bank money market fund.

It will take a long time, more then most people stay in one house to recoup. Don't listen to real estate agents. They are dopes. They know little about the market. Most only know how to list a house. This is not true. Value is down all over. Appreciation for the previous years, start of the bubble 14 to 20%. Now it is burst, along with it, easy credit that caused it. It could be a long time before you get what you paid for your house. Your house WON'T appreciate like it had, because the easy credit is not there If you are in a long foreclosure state, pocket the money until they evict you then go buy a house the same as the one you left for half the price.....in 5 years after this is over.

Interesting perception, thanks for your point of view. I would agree with most of what you say, however, land is only as fixed as the supply (which seems like it's fixed, but it's not entirely). I used to live in Las Vegas during the bubble and the Gov't wouldn't issue BLM land unless the price was high. The issuance of BLM land added to the supply. Your house/condominium has not gone down in value because it was not houses that went up in value. It is only land value that goes up since its supply is fixed and speculation in it can only result in higher prices for the same lot no more useful than it ever was. Houses only depreciate. now look...i've been a loan officer for a short time. i've been around all professionals involved. just starting out i closed one deal, a re-finance and pocketed $2000 for talking to people and turning paperwork. i've been around people making $100,000 or more every year (which is LOW). if you don't run your own country (your household) right, you'll be at the will of economic changes. all the years of riding high...what the hell did people do with the money they earned?!!!!!

I'm in the building trade. We have been fabercating homes for about $70,000 that are sold for about $225,000 in S.E. Michigan. In essence, with finacing, the home is sold for $600,000/30 years. What has wallstreet been doing with all the profits? At a monthly payment of $2,000 the home mentioned is paid for in 35 MONTHS (2 years 11 months). the rest is intrest, finance charge, closing costs,,,,,,, Ron Paul '08!!!!!!!

I think its pretty easy. People's incomes now can't pay the monthly mortgage cause now its service industry. Why do they want to keep prices high on houses people can't afford to buy. I guess its so the neighbors houses won't depreciate as fast. What I'm saying is everybody is going to be living in multi million dollar houses soon but a loaf of bread will also cost $10. Basically I think we are going the way of the peso so our money will then be equivalent to the rest of South America. So sad.

Not true. The builders have been winning in California the most, since the housing boom, which began in about 2001. If they bought their land cheap as they were building the prices were going up. Once when I was pricing the price went up $11K in a week. So they made out. Yes, they are losing now. That is the chance they take. I'm in the building trade. We have been fabercating homes for about $70,000 that are sold for about $225,000 in S.E. Michigan. In essence, with finacing, the home is sold for $600,000/30 years. What has wallstreet been doing with all the profits? If my annual income is $30,000 and I have 4 kids and a spouse to support, I sure wouldn't take a 500,000 loan to buy a home that I don't need and I sure wouldn't refinance my home to buy a boat, a car, a trip to Europe. It amazes me that no one is addressing the real cause of foreclosures. Mortgage fraud. Not on the part of the homeowner, but the banks. Banks don't lend money. Your signature on the promissory note creates the funds that the bank drafts a check made out to you which you instantly sign back over to the bank thus creating the loan account. It has only been 4 months since I posted the comment. Like it or not it's true, people are slow to the punch and only react once the news is on CNBC or printed in the WSJ. The comment was very general and of course doesn't apply to EVERY situation. You still have to be able to make your own valuations and buy companies or sectors that are being sold but are still solid. For example it isn't the case that every bank is hurting from the sub-prime crisis, you just have to do the research.

Well I used to ride a pedal bike 5 miles a day to get to work and 5 miles back homw att the end of the day, but I was a lot younger then, and didn't think much of it. Couldn't do it now though - I'm 51. But if the county is so big public services buses will have to be introduced. Either way, the American concept of Suburbia, is over, it is none sustainable. I live in French Valley! buy my old house people, 2 story, 2 balconies, granite countertops, cherrywood cabinets, partially painted, 3 car garage, 1 acre backyard, and its in a nice neighborhood with great veiw of palomar mountains.
