I agree with this statement 100%. Just because you can afford the payments doesn't mean you can afford the house. We wanted to buy a new house in the state we just moved to, but the taxes would make our payments go up almost $800 a month. Taxes and insurance is something everyone needs to consider when purchasing a home and if they can afford it.

I think it is pretty harsh how you can judge people like that. It is not easy to get a job. I moved out of state for my spouses work and I have been looking for a job for almost 7 months. I have an MBA for crying out loud. I interview 5 times a week and send out over 150 applications a week. So are you calling me lazy? You probably have a job as a bill collector making $10 an hour which requires no skills or schooling. Some people shouldn't have to settle for less.

As a mortgage collector i deal with this all day...in most cases these homeowners have bit off more than they can chew. When gas prices go up and then they can't afford their mortage...they expect the bank to just lower their pymts. People need to realize that the economy changes and if you can't afford to pay ur mortgage and have enough cushion left over for emergencies then u need to sell your home and start renting something cheaper.

It may have something to do with the raising of credit limits on credit cards, which started in the 1990s. Mine went from $500. to 25 grand!!! Very good. We believe many MANY banks do NOT work with homeowners because it is simply NOT in their best interest. These days anytime you have a bank, you usually have an insurance company right next to it. There is a reason WHY banks take back properties and then sell them to OTHER PEOPLE for as much as 40% LESS than what was owed by the mortgage holder in trouble... when, they could have just knocked 25% off the homeowners loan and avoided taking hte house back. If you took over someone's loan you could still turn around and sell the house the next day. It's just one way to finance the property. However, I wouldn't say that "most" banks give you that option... that sounds like something you would do pre-foreclosure, where all parties agree to it. After the house becomes banked owned, the previous owner and their looan is out of the picture. After foreclosure, I think typically banks want you to come up with your own financing/pay cash.

Yes, there are a lot of scams out there. But there are also people out there that are legitimate and can offer refinancing options using private lenders and small local investment groups. The scammers make it difficult for home owners to trust real help. If you have a lot of equity then you CAN find someone that will lend you the money to refinance and payoff the foreclosing lender. I really think the mortgage brokers are to blame for what has happened. I know a few of them and they told me they make as much money as they can off every loan they write, regardless if its good for the borrower or not. They talk people into loans they can't afford. Easy to tell who is the crook. The borker tells the apraiser "I need this amount to make the loan work". I think that shows who's doing what.

Although it's true that GWB passed HR3648 to reduce tax consequences in a forgiven mortgage debt, this new law is not inclusive. It has various exclusions. However, this law will definitely help reduce the tax consequences for many. My video explaining about HR3648 is titled "New Tax Rules for ShortSales". This just so important. Usery is a crime that can only be committed by the one lending. The borrower may not be wise, but usery is a moral issue in many societies and the Bible for all the Christians out there. The Bankruptcy laws changed what was affordable for people with credit cards who had what the could afford before changes were made in how payments are handled with interest & plus prime insted of a set amount like 2% of the total debt. They can change the rules to ruin a budget.

Adams County Colorado has a high rate of forclosures with bankruptcy and some of those homes are one to three bedrooms. One or tow bedroom houses are bought with these flexible rate mortages because that is all some can be approved for, so they do not have to be rich to get the loan, but they need to be rich to keep it.

Just tell the lender that IF they make you pay the taxes on it you will just destroy the property before you leave. If he gives you a letter that lets you of the tax part you will leave the house in good condition, if not tell them good luck in trying to resell the house

I actually had a conversation with somebody where I was explaining the traditional rule of thumb that the mortgage should be around 3x one's salary. She said "yeah, but didn't they change that to 5x the salary?" We need the news outlets to become more sophisticated and teach the public that the bubble was the problem, not the foreclosures. The foreclosures are symptomatic of the problem. The media cannot keep using NAR spokespeople as correspondents. It really keeps the public dumbed down.

Great video, per usual. Did you read the piece in the WSJ about people buying a second house for "cheap", then letting go of their house they bought at peak bubble? I can't imagine the lenders and banks will continue to let them get away with it, but I see signs of a compounding downturn in housing. You seem alarmed about what this is doing to housing values and want intervention. Are you in favor of a bail-out, or like me want to see the market return to fundamentally supported levels?

I'm from Texas.The boom skipped us. We actually only had a short boom created from the transfer of equity from CA people in 05 and 06. Our turn around occured when investors flew to our foreclosures like flies on chit. Once frclsurs were gone, things were great, so I'm not sure I agree with the "organic" sales as the cure. I did dozens of loans with countrywide. They were big on the interest only and heloc ect. They had some crafty crap going on. ethics were traded for numbers etc. 90%+? yep

My home is going into foreclosure in the next week. I loved my home. It looks like prices are going up on Zillow. I wonder if Zillow or maybe the banks are manipulating...i.e. am wondering if the banks are buying their properties back at a higher price so it looks like the prices are higher. Also, is it conceivable that eventually the market could actually start working in reverse of what it historically had done? Instead of buyers "moving up" to gain the larger, fancier, "better dressed" homes, buyers may start "moving down" to get out from under the negative equity or to avoid a nasty reset. Very good. We believe many MANY banks do NOT work with homeowners because it is simply NOT in their best interest. These days anytime you have a bank, you usually have an insurance company right next to it. There is a reason WHY banks take back properties and then sell them to OTHER PEOPLE for as much as 40% LESS than what was owed by the mortgage holder in trouble... when, they could have just knocked 25% off the homeowners loan and avoided taking hte house back. This whole foreclosure crisis is based on the ignorance of the people. I know people who've educated themselves enough in law to save their homes just by knowing how to address and attack the process used against them in court. It's almost "easy." There was a group on the west coast doing it a ton a year ago, and now there are groups on the east coast doing it...very successfully. No one has to lose their home, EVER...it's a disgusting shame. But this is what happens in an ignorant country.
